I hate to toot my own horn but I am way too happy with this transaction not to share.
As many agents do, I pay for online leads. As luck would have it G., son to S., inputted the information on his Dadâs house into the online program HouseValues, inquiring how much the family home would fetch on the open market.Â It turns out an investor was offering S. the paltry sum of $310,000 for his east Long Beach home and they were suspicious of the amount.
It took a good bit of work to convince S. that I could, with little trouble and effort on his part, get an offer well over $310,000. Â With great reluctance S. gave me the listing for a short period of time.
Long story short, we sold the house within a week, after just one 4 hour Open House, for an all cash, no contingencies, as-is, $435,000 offer. The icing on the cake for me was negotiating an additional 7 days after Close of Escrow occupancy, which gave S. and G. time to move into the perfect downsized home we miraculously found for them.
Helping someone into their dream or sometimes out of their nightmare is the number one reason for job satisfaction in this line of work and this transaction knocked it out of the park for me.
