I recently had the pleasure of selling a home that was owned by a family who understood the value of the term "property enhancement". The home had been in the family for over 50 years and needed some uplifting before being placed on the market. To my good fortune the family had recently previewed condos to purchase. Of two similar units they previewed; one was staged and the other was not. They were amazed at the difference staging made and insisted on using my stager.
Making a good first impression at the Entry Way
I am a huge proponent of staging, so this was fantastic news. Staging brings in better offers, quicker. Staging isn't inexpensive but the Return on Investment is high. In this case I had originally told the sellers I would price the as-is home at $549,000, but I was concerned this might be too high. The sellers went ahead and put approximately $15,000 into upgrading some of the flooring, refinishing the remaining floors, fully painting the interior and touching up the exterior. Make no mistake about it, this was a good bit of work for my sellers, but well worth the effort.
Choose colors that compliment the staging
I frequently get asked the question, "how much does staging cost?" This depends mostly on the size of the house but generally it is in the $2000 range. The good news is, it is paid through escrow so the seller doesn't have to write a check. The amount can be lowered somewhat by paying at time of installation. The home sold in 5 days for the full asking price of $589,000! That $15,000 investment gained my sellers $25,000.
