I inherited a small duplex from my dad a several years ago located in the far off land of Easton, Pennsylvania. Due to many factors I decided that now is the time to sell. I found myself suddenly on the other side of the fence of needing to find a Realtor I could trust and I also needed an estimated market value. So where did I start. Well, just about where everyone does these days, with a simple google search of "How much is my property worth at.......?"
Just as I expected and hoped (full disclosure, I am a HouseValues agent) the first choice on the google page was from HouseValues.com. It gave me a pricing range and also comparable sold properties but it was obvious I needed to speak to someone familiar with the area to get the real deal. Like all good internet searchers I inputted all my true
contact information knowing that I would get the call or email from a 'local area expert' in short order. To Weichert Real Estate's credit I got a call within 15 minutes. To their discredit the person calling was obviously not an agent but someone vetting my information. Strike one. If someone is going to bother to put in a phone number they deserve a call back from real agent. So I politely re-answered all the questions that I had already put into their system, hung up and quickly decided to take another route. Most surprising is I still have not received a call from a real agent yet!
I next googled agents in the Easton area. I clicked on one and even though he had the all important videos on his home page I was a bit overwhelmed and decided on another tack. I have a Facebook friend, who is really a friend of a friend, that I knew was long time resident of Easton. I sent a message asking for a referral via FB and she got back to me with a gal's name she highly recommended. She made a point to note, the gal is very aggressive. I emailed the agent who called me within a few hours. Turns out she is in escrow on a property that is also a duplex and very close to my property. I have a feeling that if we do move forward with listing, I won't be calling anyone else for a second opinion.
This was an excellent exercise for me to perform because it validated the way I approach my business. Whenever anyone visits my website I get back to them not only quickly but with a response that leaves no doubt that I am a knowledgable local real estate professional. I also firmly believe in asking for referrals. If a person knows me on a personal level or from a past business experience, they know I have what it takes to get the job done with the upmost integrity.
